Selecting one agent per area

Become the agent your suburb knows first.

Right now, most appraisals start from zero. The homeowner's never heard your name, you're one of six agents in the room, and the agency brand gets the recognition, not you.

I've spent thirty years in real estate and marketing, and I'm building this personally with a small number of agents I choose to work with. Strategy, technology, time, all put in by me.

One agent. One local market. One objective.

One agent selected per approved area. Currently limited to one or two active collaborations at a time.

More Listings. Less Cost of Acquisition. More in your pocket.

01. The opportunity

Build something that money can't buy.

Your brand matters. Your CRM matters. Your portals and marketing matter. Keep using them. This project builds something alongside them. A market position that makes you the local expert.

What you already have

  • Agency tools and a CRM
  • Portal exposure and listings
  • Agency brand and marketing
  • None of these give you personal local authority.

What we build together

  • Become the local expert
  • Expand your database and audience
  • Enhance your current marketing
  • Get calls for appraisals first

You'll own your suburb, it follows you. If you build a team, it gives that team a foundation. If your long term goal is agency ownership, you're already building the audience your future business will need.

02. The prize

What if you weren't starting from zero at every appraisal?

Imagine walking into an appraisal where the homeowner already knows your name. They've seen your local market updates, read your suburb information, found you in Google and come across your content on social media. You've already started building the relationship before you walk through the door.

01

Known before the appraisal

Homeowners have already seen your local market updates, your suburb information and your content before you walk through the door.

02

More direct listing opportunities

Recognition generates enquiries and referrals that don't start from a portal search or a paid campaign.

03

Less competition from a standing start

You're no longer simply another agent competing for the listing. The relationship has already begun.

04

Referrals and repeat recognition

Local authority compounds. The more homeowners who know you, the more conversations you enter on the front foot.

05

A brand that follows your career

The authority you build doesn't disappear after one campaign. It stays with you wherever your career goes.

06

A self fulfilling journey

With consistent, persistent effort and compounding automatic growth, achieving double digit market share becomes a genuine possibility.

In one sentence

The objective isn't clicks, followers or another nice looking website.

03. Why now

Local search is changing.

Google and AI search increasingly need useful information that genuinely answers the questions local buyers and sellers are asking. The opportunity is to build that information around your name before your competitors do.

Yesterday

  • “Real Estate Agent [Suburb]”
  • Generic pages
  • Keyword repetition
  • Portal dominance

Today

  • “Who is the best agent in [Suburb]?”
  • “What's it like living in [Precinct]?”
  • “Which agent knows [Suburb]?”
  • “What are homes selling for near me?”

Speed to market matters

AI Search Has Created A Gap In The Market  .

Savvy agents are taking the opportunity to gain market share without the high cost of portals, paid advertising or referral fees.

04. How it works

A deliberate, repeating model.

Not a campaign that switches on and off. A system that researches, builds, publishes, automates, measures and improves, continuously, around one local market.

01

Research

The agent, suburb, competition and opportunity.

02

Build

The hyperlocal platform and precinct-level content.

03

Publish

Ongoing local content designed around real questions.

04

Automate

Red Dog Advantage distributes and runs the marketing.

05

Measure

What creates visibility, conversations and opportunities.

06

Improve

Refine what works. Keep building on it.

Measure actual business results

Hyperlocal content and authority, supported by AI and automation, measured against actual business results, not vanity metrics.

05. What we build

More than another agent website.

A full hyperlocal authority platform including content, search visibility, marketing, communication and AI support, built around one agent in one market.

01

Hyperlocal Authority

Suburb and precinct level content designed around the questions local buyers and sellers actually ask.

02

Google + AI Search

Useful content and local signals designed to improve discoverability as search changes.

03

Always-On Marketing

Social media, email, SMS and newsletters without expecting you to manually manage everything.

04

AI Receptionist Backup

Help protect enquiries when you're busy, with a client, or unavailable after hours.

05

Personal Brand

Recognition built around you, not entirely dependent on the agency brand.

06

Red Dog Advantage

The platform connecting marketing, communication, automation and AI into one system.

06. Your time problem

The part you can't do yourself.

Most enquiries don't arrive when it's convenient. They come in during an appraisal, after hours, or while you're already on the phone. The system is built to catch them, so you can spend your time on the conversations that actually close.

AI receptionist backup

Calls and enquiries captured when you can't pick up, with a client, or on the road.

After-hours enquiries

Buyers and sellers who reach out in the evening still get a response, not silence.

Busy call handling

Overflow managed so a hot enquiry doesn't go to voicemail and then a competitor.

Buyer enquiry capture

Every enquiry logged and followed up, even when your day is back-to-back.

Automated marketing

Social, email and SMS running consistently without you having to remember to post.

More time for appraisals

Less admin, fewer dropped balls, more space for relationships and listings.

07. The value reveal & economics

I'm not looking to sell you $50 a week of marketing.

I'm looking for an agent worth investing my time in. If my objective was simply selling subscriptions, this would make absolutely no commercial sense. I'm investing the time because I want to prove the model and develop a genuine case study.

30 to 50 hrs

MY Initial investment

Research, strategy, planning, content, build and implementation for each selected collaboration.

~2 hrs

Every week

Research, content, optimisation, review and improvement. Ongoing, not set and forget.

100+ hrs

First year

Potential ongoing professional input during the first twelve months alone.

Your contribution mainly covers access to the platform and technology we'll use, around$50 per week. No long term commitment. If you don't believe it's working, you're free to cancel anytime. What I ask in return is a genuine committed mindset, and about 30 minutes of your time once a week.

The economics

We don't need to transform your results overnight. Start with one more listing.

What is one additional listing worth to you?

$5,000
$8,000
$10,000
More

What would one additional listing each month mean over a year? That's the commercial benchmark to think about. The larger prize is what happens when local recognition begins generating opportunities repeatedly.

08. What I need from you

The commitment isn't financial. It's a different kind of contribution.

I'm putting considerably more into this than I'm asking you to contribute financially. That's deliberate. What I need is the right person, in the right market, prepared to give the concept a genuine chance to work.

01

Ambition

A genuine desire to become the recognised agent for your area, not just another name on a board.

02

Local knowledge

Real understanding of your suburb, its precincts and the people who live and buy there.

03

Participation

Willingness to contribute market insights and feedback once a week, and make the odd short phone video occasionally.

04

~$50 per week

A platform contribution that primarily covers access to the technology we'll use.

05

Existing resources

Current marketing resources or budget you already have continues as normal.

06

Time and patience

A 3 to 6 month mindset. Genuine local authority isn't built in a 30 day campaign.

09. Who this is for

This is for the agent who's ready to be known.

  • An ambitious emerging agent, not the biggest. The right one.
  • Wants to build a personal brand, not just borrow an agency's.
  • Serious about one local market, not chasing every postcode.
  • Prepared to participate, not just hand over a password.
  • Understands the benefits of building for the long term.

10. Selection & scarcity

This won't be available to everyone.

Every application is reviewed personally. Only one participating agent will be accepted within any approved local market, and because of the time involved, I can realistically support only one or two collaborations at any given time.
